Hi guys. It's Lori Mode with the Mode Real Estate Group at Keller Williams Realty, and today I wanted to
talk to you about new construction and why you might choose new construction and then why you
would want to be represented on new construction.
So first, why would you choose new construction? Well, one, some people just like new homes and the
second reason is inventory right now is so low across the nation. But really here in Elk Grove and
Sacramento County inventory has been so low for so long. Builders are building more homes. So new
construction might be an option and it might be an option that you've thought about.
If you're thinking about it, you do want to be represented and here's why you want to be represented by
a real estate agent, your own agent. So the salespeople in the office are very, very nice, very good, and
they don't represent you. They represent the builder. They're not allowed to represent you. They're
going to be very nice to you and they are going to help you as much as possible. However, they
represent the builder. The builders build into their base price our commission, you don't pay our
commission. So you can forget that. You don't have to worry about paying our commission. You can get
rid of that thought.
So we represent you and what that means is we're watching out for your best interest. So we are
making sure you get your builder incentives. We are making sure that you're paying the correct closing
cost. When it gets down to escrow sometimes closing costs are different than what was in the contract.
We make sure that that's not the case. I've actually found, one time on new construction I found $2,500
that my was put on my buye's closing cost sheet that the buyer would've paid if it hadn't been for me
catching it. So we catch things like that.
We also go to the design center with you. So I have seen buyers go into the design center and spend
$50,000. Builders have a standard package. We know what those are. We're going to make sure that you
know what those are. Then you go into the design center and you choose, do you want upgraded
granite countertops? Do you want upgraded flooring, upgraded lighting, all sorts of choices, and it gets
to be mind-boggling and everything looks really pretty and you want to spend money and that's great.
Well, we know what is going to be best for you as far as picking those upgrades. So we know if the
flooring is out of line. I've seen flooring be very, very high. I've seen other things that the builders
include in the design center, very cost-effective for you. So I know those things. So I'm going to help you
through that process. Help you not overspend in the design center.
We're going to make sure you get your builder incentives. So builders generally offer an incentive for
you using their lender. So is that beneficial to you? Sometimes yes, sometimes no. So we're going to
compare the lender that you're working with right now to what the builder is and make sure of what
the best option is for you.
And then we're going to go through the walkthrough. There's all sorts of different walkthroughs. We're
going to walk you through all those steps. This could be a three to six month process for you.
We're going to be there every step of the way, and in the end, we're going to celebrate with you when we get
to give you your keys.
But the most important thing is we have a fiduciary responsibility to our buyers to make sure that you
are represented, that you are paying what you're supposed to pay, that we are going by the contract. So
keep that in mind, doesn't cost you anything. If you are thinking about new construction, if you have a
