Do NOT do this:
Price your home based on what you FEEL you should get for it.
Here’s the thing, as a homeowner you are going to have a lot of feelings about your home. It’s yours. You’ve built a lot of memories there — some good and some bitter. Maybe you’ve put a lot of work into making your house a home.
The buyers? They don’t share those feelings.
Side note: it’s my job and a big part of my marketing strategy to evoke certain feelings in buyers that make them ACT, but that’s a discussion for a different post.
My best advice for you if you want to avoid having your home sit on the market with no offers or attention and prefer that your home sells QUICKLY and for TOP DOLLAR:
Put your feelings aside and trust the data. Allow an unbiased real estate expert with deep knowledge of your hyper local market tell you what the data says about your homes worth. And allow that unbiased real estate expert to tell you what list price is most likely to end with the highest SALES price.
