When we first met the owners of this house in Sacramento, they responded to a letter we sent them about potentially selling this investment property of theirs. They lived out of town, so any help we could give them was appreciated! We started by putting the home on the market with the current tenant still living there. They allowed some showings, but did not maintain the home the way we would prefer! They eventually made plans to move out, so we took it off the market while we did some clean up.
We knew we would need to coordinate repairs on this house on the sellers behalf, so we got right to work! First thing we did was hire a painter to paint most of the interior. We then had the carpeting replaced throughout the house. Minor repairs were completed and we had it deep cleaned. We also brought in some light staging and had it professionally photographed! The first weekend we were back on the market we held an open house, and within a few days we had a signed contract for our seller!
Below are some of the before and after photos, which hardly due the transformation justice, but give you a good idea! It now showed much better online to potential buyers who start their home search there, as well as the ones who were ready to see it in person!
This is not a new thing for our team, we have been working with owner's of tenant occupied properties for at least 20 years now, and though they are all similar, they also all come with their own set of complications! We have the experience now to deal with them professionally and respectfully, as this can be a difficult time for the tenants.
